Southern Mississippi
North America's only native caffeinated plant. Harvested wild. Yours, under your label.
Request Charter MembershipMississippi opened because the land left no other choice. Deep in the forests of Southern Mississippi, wild Yaupon holly — North America's only native caffeinated plant — grows in abundance that the rest of the world simply doesn't know exists yet.
The Yaupon Estate is built around the Roast & Brew Lab: part processing facility, part ritual space, entirely unlike anything else a member will experience. You arrive, you harvest, you roast, you brew — and then you understand why your monthly shipment of Yaupon under your personal RCC label is something you guard.
The Mississippi property is designed for the forest — low to the ground, sheltered by canopy, connected to the land. Each accommodation type echoes the character of the estate.

The Bayou Cabin sits at the edge of the wild Yaupon forest on raised piers — a nod to Southern vernacular building that keeps the cabin cool and the view unobstructed. Spanish moss, firefly evenings, and the sound of the forest at dawn.
A covered porch with rocking chairs. A kitchen stocked with your reserve Yaupon for the stay. A woodstove for the rare Southern cold snap. Everything the land needs in a room, nothing it doesn't.

Voyager & Pioneer · Sleeps 4
Deeper in the estate, the Forest Cabin is surrounded on all sides by old-growth Yaupon and longleaf pine. A full wrap-around deck invites long evenings. Two bedrooms, two full baths, and a kitchen designed for real cooking with local ingredients sourced from the estate.
Members in the Forest Cabin receive a private guided harvest session — walk the estate with our lead botanist, harvest your Yaupon, and process it yourself in the Roast & Brew Lab. The experience that makes the monthly shipment personal.

The Cypress Villa is the estate's signature accommodation — a three-bedroom retreat named for the ancient cypress trees that shelter it. The great room opens to a private garden and screened porch, where the forest comes to you on its own terms.
Full gourmet kitchen. Private Yaupon garden with a personal processing station. Master suite with a soaking tub. An estate vehicle for private property access. This is not a cabin. This is a Southern estate experience within a wilderness membership club.

A limited number of lodge suites are available within the Mississippi Estate Lodge — ideal for the member who comes for the Yaupon Lab experience and the community of the lodge rather than the solitude of a cabin.
Each suite has direct access to the Lodge's Yaupon Lab, Great Hall, and private dining. Pioneer members receive first-access allocation before any suite availability is listed publicly.

The Mississippi Estate Lodge is built around the Yaupon Lab — the centerpiece experience that separates this chapter from everything else in the RCC network. At 3,800 square feet, the lodge gives members space to gather, learn, taste, and dine without leaving the property.
The Great Hall opens to a magnolia-shaded terrace. The Yaupon Lab hosts daily processing demonstrations and private member sessions. The private dining room is reserved for exclusive estate dinners — a separate ticket from the membership, but the kind of evening worth planning a trip around.
